In this installment of Roofing for Reel, our team climbed up into a commercial attic space where no leaks had ever been reported by the facility manager. What we found was a clear reminder that a shingle roof on a commercial building can fail without ever dropping a single bead of water onto the floor below.
The Problem
Examining low-slope decking near the roof edge, we spotted a massive dark water stain fanning out across the underside of the plywood decking, running all the way down to the eaves. Despite the extensive discoloration, no one inside the building had any idea a leak existed. Because water hadn't broken through the drop-ceiling tiles, the problem went completely undetected during daily operations.
The Technical Why
Here is what actually happens when a slow roof leak develops over time:
The Slow Trickle: A minor failure in shingles or flashing allows tiny amounts of rainwater to pass through the roof decking (the thick plywood sheeting that supports your roof).
The Insulation Sponge: Commercial building materials beneath the deck—specifically thick insulation—soak up the moisture long before it saturates enough to bleed through to the ceiling below.
Gravity and Rot: Over time, the trapped moisture creeps down toward the eaves, keeping the wood damp and creating ideal conditions for timber rot and mold growth.
Think of your commercial attic insulation like a giant kitchen sponge. It can hold a tremendous amount of water before it spills over, but all that trapped moisture inside your building structure quietly weakens the roof frame above it.
Professional Advice
To keep hidden leaks from disrupting your business operations or damaging structural roof decking, we recommend taking a few proactive steps:
Schedule Regular Attic Visual Checks: Send a professional or maintenance team into the attic space twice a year to scan the underside of the decking for dark streaks or wood staining.
Investigate Musty Odors Immediately: Damp insulation usually creates a distinct musty smell in the attic long before water stains appear on ceiling tiles.
Conduct Post-Storm Inspections: Have a trusted commercial roofing team evaluate flashing and decking integrity after major coastal storms.
