In this highlight from our Roofing for Reel series, we headed out to perform routine maintenance on a commercial flat roof in Newport News, expecting the usual clear-out of stray leaves or coastal pine needles. Instead, we were greeted by a full-fledged tree growing straight out of the upper exterior brick wall, right below the roofline drainage. It looked like a miniature garden had taken root directly in the masonry mortar. While it certainly gave us a surprise, it highlighted a critical reality for local property owners: ignoring routine commercial building maintenance allows nature to take over.
The Problem
When commercial flat roofs and exterior masonry go without regular scheduled checkups, nature quickly moves in to take advantage of the gaps. Seeds blown around by heavy coastal winds settle into tiny cracks in the brickwork, mortar, and flashing—the protective metal strips that seal wall joints and roof edges to keep water out. Combined with our warm Tidewater sun and constant humidity, those seeds germinate. What started as a tiny sprout grew into a decent sized plant rooted right inside the building's structural wall because basic maintenance got pushed aside.
The Technical Why
Vegetation and structural masonry simply don't mix. When routine building upkeep gets skipped, a plant taking root in an exterior wall threatens the entire building envelope and your peace of mind during seasonal coastal downpours:
Root Expansion & Mortar Cracks: As roots search for moisture, they push deep into mortar joints and behind parapet walls. This expands microscopic cracks, loosening the brickwork and breaking critical waterproof seals.
Trapped Coastal Moisture: Plants act like wet sponges pressed against the structure. Holding water directly against the wall causes brick degradation and creates pathways for hidden leaks inside your workspace.
Clogged Roof Drainage: Seedlings near collection boxes and downspouts restrict normal water runoff. When heavy rain rolls through, water backs up, putting extra weight and stress on your flat roof membrane.
Professional Advice
Staying proactive with your commercial property keeps your building protected and saves you from costly structural repairs down the road.
Schedule Annual Inspections: Have a trusted team walk your roof and exterior perimeter at least once a year to clear debris and spot cracks before plant roots can compromise your masonry.
Keep Drainage Free and Clear: Regularly inspect scuppers, gutters, and collection boxes so dirt and windblown seeds can't accumulate into growing media.
Maintain Mortar and Flashing: Address minor mortar gaps and loose flashing immediately to keep seeds and water from penetrating the building wall.
