The Problem

We often see homeowners in Richmond and throughout Hampton Roads struggling with the cycle of roof replacements. Most people expect a roof to last about 20 to 30 years, which is the standard for asphalt shingles—those felt-based mats covered in ceramic granules. While asphalt is a common choice, it eventually wears down under the Virginia sun and rain, leading to a "roof replacement loop" that can happen five times over a century.

The Technical Why

When we looked at this specific property, the contrast was striking. On one side, we had Buckingham Slate, a natural stone quarried right here in Virginia. Unlike asphalt, which is a manufactured product that degrades over time, slate is essentially unfading stone. We noticed that even at 100 years old, the slate side was in excellent shape. The "technical why" is simple: slate is non-porous and fireproof. It doesn't rot, and it doesn't warp. While asphalt shingles rely on adhesives and granules that shed over time, slate relies on its natural density and professional installation with copper nails to stay put for generations.

Professional Advice

If you are lucky enough to have a slate roof, or are considering installing one, the key is maintenance. We always recommend having a slate roofing professional—someone who knows how to walk on these delicate stones without breaking them—perform a check-up. Replacing a few slipped slates or fixing the flashing (the metal bits that seal the "joints" of your roof) can extend that roof's life to 200 years or more. It’s about protecting your home with a material that outlives us all.
