We inspect all attic vents to be sure they are unobstructed. Often soffit vents will be covered with insulation by a careless or inexperienced installer, preventing the air flow necessary to regulate attic temperature and humidity.
Ridge vents must have room to function properly. We check to see if the roof decking beneath the vent is cut back approximately 3” to ensure proper air flow.
Roof vents should be clear of leaves, bird nests and other debris that cause blockages.
Flashings around vents, chimneys, skylights and along roof valleys are most susceptible to water infiltration. We check for rotted roof decking at these locations.
We’ll verify that the attic has the recommended amount of insulation, and replace damaged insulation. Heat loss through the attic is often to blame for high utility bills. In our area, the Department of Energy recommends an attic insulation value of R38.
We inspect for mold and mildew, a common problem in inadequately ventilated attics that can lead to serious health issues for a home’s occupants.
We inspect structural wood for bowing and cracks that may require additional reinforcement.
